No hourly billing and no line items that appear later. This is the whole of it, and the agreement says the same thing in longer words.

The site itself

  • Five to seven pagesHome, a page per service, about, FAQ and contact, plus a page per area if you cover more than one.
  • A page per projectYour best work gets a full page each: the hero photo, the story of the build, the specs, and the client’s own words. Not a grid of thumbnails.
  • Mobile firstDesigned for the phone first, because that is where the search happens, then tested on real devices rather than a resized browser window.
  • Real speedBuilt as static files against Core Web Vitals targets. Measured before launch, not assumed.
  • One main actionAn instant estimator, online booking or a quote request, whichever suits how you sell. Someone uses it, and you get their name and number.
  • Contact on every pageShort forms that ask for as little as possible, because every extra field costs you leads.

Getting found

  • Local SEO foundationSchema markup, clean URLs, per-service and per-city pages, and business details that match everywhere they appear.
  • Built to be found by AIA structured FAQ and answers written so ChatGPT, Perplexity and Google’s AI can read and cite them.
  • Tested before launchKairo asks AI search the question your customers ask, like the best deck builder near you, before launch and after. You see what it says about you on delivery day.
  • Conversion trackingAnalytics wired up with calls and form sends marked as conversions, so you can see what actually produced a job.

After it goes live

  • Two revision roundsIncluded in the build. Beyond that it is a flat $150 a round, with no argument about scope.
  • Launch supportA two-week window after go-live for fixes and adjustments, included.
  • You own itOnce the build is paid, the site content and the domain are yours, registered in your name.
  • Founding-client termsIn return for the founding price, Kairo shows your finished site as portfolio work, publishes the before and after of what AI search says about you, and asks for a short testimonial.
  • Care Plan, optional$197 a month for hosting, maintenance, domain management, a monthly AI-visibility check, your client dashboard, and one small edit a month. New pages, rewrites and redesigns are not part of it. Cancel with 30 days’ written notice; the site stays yours.

Not included

What Kairo will not do.

Being clear about this is worth more than winning work that was never a fit.

  • Ongoing SEO retainers or blog writing after launch.
  • Running or managing paid ads. Tracking can be set up for them; the campaigns are someone else’s job.
  • Social media management.
  • Photography. Real photos of your work matter, and the good ones are worth paying a photographer for.
  • Online stores, logins, integrations or custom estimator logic. Those are quoted separately in writing before any work, never added to an invoice afterwards.
  • Unlimited changes. Two revision rounds are included, then it is a flat rate.
  • Anything not written in the quote.
